    Policies  (2-night minimum stay)

    PAYMENTS.  Credit card payment only.  All major cards accepted.

    RESERVATION DEPOSIT. For individual units, a deposit equal to one night’s stay is required to confirm the reservation. For Group reservations, a 50% deposit is required for confirmation. Extended stays will be dealt with on an individual basis.

    FINALIZING THE RESERVATION. For reservations made 21 days or less prior to check-in, full payment including sales tax, is required at the time of making the reservation. For reservations made 21 days or more prior to check-in, where the deposit has been paid, the balance due on the reservation will be processed 21 days before the check-in date.

    CANCELLATIONS AND REFUNDS. In the event you need to cancel your reservation: For cancellations occurring more than 21 days prior to check-in, a $25 administrative fee will be assessed and the balance will be refunded to you. For cancellations occurring less than 21 days before check-in, we will make a good-faith attempt to re-rent the unit. If re-rented, you will be refunded the amount we are able to re-rent the unit for, less a $25 processing fee. If we cannot re-rent the unit, the full rental payment is forfeited. Any sales tax you paid for the reservation will be refunded.

    GROUP RATES. Owners reserve the right to require an adult over 25 years of age to be responsible for the reservation of any Group rental.

    OCCUPANCY. Only registered guests allowed on the property. No more than the maximum number of paying guests are allowed to stay overnight. NO EXCEPTIONS.

    DAMAGE DEPOSIT. Your credit card is on file and serves as the security/damage deposit.

    HOUSEKEEPING. Fresh linens always available upon request. No daily housekeeping services provided. For stays longer than five nights, a light cleaning will be arranged.

    CLEANING FEES. We do not charge cleaning fees EXCEPT if the policies stated here are not followed or if excessive use or damage is determined to have occurred after departure. Any such circumstances will result in a minimum $300 fee, plus the cost of any damage, to be assessed to the credit card on file. You will be notified.

    ARRIVALS AND DEPARTURES.  Check in time is 4 pm.  Check out time is before 11 am.  Unless special arrangements are made, there will be no exceptions to this policy.

    PETS.  Absolutely none.  Sorry.

    SMOKING.  Absolutely none in the units.  Outside only,  if not objectionable to other guests.

    COOKING.  No BBQ or fires are allowed on the premises. No heavy smells are allowed for the comfort of our guests. This means that cleaning and the cooking of fish, crab, or other foods that generate strong smells are not allowed. Light cooking only in Captain’s and Hollyhock.

    COURTESY TO OTHERS:  No loud music or parties or objectionable behavior at any time. Quiet time after 10 pm.
