Policies  (2-night minimum stay)

PAYMENTS.  Credit card payment only.  All major cards accepted.

RESERVATION DEPOSIT.  Deposit equal to one night stay is required to confirm reservation.

BALANCE DUE.  The balance of amount due, including sales tax, will be processed  14 days prior to arrival OR at the time of reservation if less than 14 days to check-in date.

CANCELLATIONS AND REFUNDS.  

PEAK SEASON:  MAY 15 – SEPT 30

All cancelled reservations will be assessed a $25 administrative fee.  During Peak Season, the Reservation Deposit is nonrefundable if the reservation is cancelled less than 21 days before the arrival date. If we are able to rent for the same period, your deposit will be refunded. No refund if canceled less than 14 days prior to arrival date.  If we cannot refund your deposit, you will receive a non-transferable Gift Certificate for 30% of the forfeited amount which you can apply to your next stay at the Enchanted Cottages.

LOW SEASON:  OCT 1 – MAY 14

Same policies apply except that the time frame is 30 days before the arrival date.

GROUP RATES. Owners reserve the right to require an adults over 25 years to be responsible for the reservation of Group A, all three units.

OCCUPANCY. Registered guests only unless special arrangements are made in advance. No extra guests over room capacity, NO EXCEPTIONS.

DAMAGE DEPOSIT.  Your credit card will be on file and serves as the security/damage deposit.  No charge will be assessed unless physical damage, smoking damage, bringing pets inside the units, lost unit keys or other items are missing. You will be notified of those charges.

HOUSEKEEPING.  Fresh linens always available upon request.  No daily housekeeping services provided. For stays longer than five nights, a basic cleaning will be done.

CLEANING FEES.  We do not charge cleaning fees EXCEPT if the policies stated here are not followed or if excessive use or damage is determined to have occurred after departure.  Any such circumstances will result in a minimum $300 fee plus the cost of any damage to be assessed to the credit card on file.  You will be notified.

ARRIVALS AND DEPARTURES.  Check in time is 4 pm.  Check out time is before 11 am.  Unless special arrangements are made, there will be no exceptions to this policy.

PETS.  Absolutely none.  Sorry.

SMOKING.  Absolutely none in the units.  Outside only,  if not objectionable to other guests.

COOKING.  No BBQ or fires are allowed on the premises.  No fish or crab cleaning or cooking on the premises.  Light cooking only in Captain’s and Hollyhock.

COURTESY TO OTHERS:  No loud music or parties or objectionable behavior. Quiet time after 10 pm.
